This policy explains how William Forbes, Realtor® with Corcoran Horizon Realty (Rego Team), collects, uses, discloses, and protects your personal information. It is written to align with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada’s Anti-Spam Legislation (CASL). By using this website or contacting William, you agree to the practices described here.

What we collect

We only collect what we need to help you, and only what you choose to give us:

• Information you provide through forms: your name, email, phone number, and the details you share, such as your message, property address, budget, timeline, neighbourhoods of interest, or what you are looking to buy or sell.
• Tool inputs you submit: if you ask us to email your results from a calculator (for example a cashflow or affordability scenario), we collect the figures you entered and your email so we can send them.
• Newsletter and briefing sign-ups: your name and email, with your consent, to send the monthly market briefing.
• Limited technical information: standard server logs and your IP address, which we use to keep the site secure and to rate-limit the “Ask William” assistant. We do not use this to build advertising profiles.

How we use your information

• To respond to your inquiries and provide real estate services.
• To send you the specific resources or results you requested.
• To send the monthly market briefing, only if you subscribed and gave consent. You can unsubscribe at any time.
• To follow up about your real estate goals and, where you ask, to connect you with trusted partners such as a mortgage agent.
• To operate, secure, and improve the website.

The “Ask William” AI assistant

The website includes an AI assistant that answers general real estate questions. When you use it, your question is sent to a third-party AI provider (Anthropic) to generate a response. Please do not enter sensitive personal or financial details into the assistant. For anything specific to your situation, contact William directly.

Email and your consent (CASL)

We only send marketing emails, such as the monthly briefing, to people who have given express consent by subscribing. Every commercial email identifies us, includes our mailing address, and offers a one-click unsubscribe. We honour unsubscribe requests promptly and keep a record of your consent. Transactional emails, such as a reply to your inquiry or a resource you asked for, are sent in response to your request.

Who we share it with

We do not sell your personal information. We share it only as needed to operate, with service providers who process information on our behalf under appropriate safeguards:

• Email delivery (Google / Gmail and Resend)
• Database and website hosting (Supabase and Vercel)
• The AI assistant provider (Anthropic) for questions you submit to “Ask William”

We may also share your information with William’s brokerage, Corcoran Horizon Realty, as part of providing real estate services, and, only where you ask us to, with a trusted partner such as a mortgage agent. Some of these providers may store or process data in Canada or the United States.

How long we keep it

We keep your information for as long as needed to serve you and to meet legal, regulatory, and professional obligations. Real estate brokerages in Ontario are required to retain certain transaction records under the rules of the Real Estate Council of Ontario (RECO) and applicable legislation. We remove or anonymize information when it is no longer required.

Security

We use reasonable administrative and technical safeguards to protect your information, including secured databases and restricted access. No method of transmission or storage is perfectly secure, but we take your privacy seriously and work to protect it.

Your rights

You can ask to access or correct your personal information, or withdraw your consent to marketing emails at any time by using the unsubscribe link or contacting us. To make a request, email william@regoteam.com or call 519-841-9098. If you have a concern we cannot resolve, you may contact the Office of the Privacy Commissioner of Canada.

Children

This website is intended for adults and is not directed at children under the age of majority.

Changes to this policy

We may update this policy from time to time. When we do, we will revise the date at the top of this page. Material changes will be reflected here.
