He represents buyers at any new build at no cost to you, because the builder pays the co-op fee. Floorplans and current pricing are a request away.

He works for you, not the builder
The on-site sales rep is paid by the builder and represents the builder. William is your independent representative, and in most cases it costs you nothing because the builder pays the cooperating brokerage.
He reads the fine print
He reviews the Agreement of Purchase and Sale, flags uncapped development charges (the closing-cost trap), explains interim occupancy, and verifies the builder is HCRA-licensed before you sign.
One conversation, every project
Instead of chasing a dozen builder reps across a dozen sites, you tell William what you want once. He surfaces every project that fits, including ones that never hit a public listing.
He walks you through the 2026 HST rebate
The new-build tax rules changed in 2026. William runs the real numbers for your specific deal so you know what you actually pay.

Do I need my own agent to buy a new build?
Yes, and it usually costs you nothing. Most builders pay a co-op commission to your agent, so you can bring independent representation into the sales office at no extra cost. The builder’s rep works for the builder; William works for you, reviewing the agreement and flagging the traps before you put down a deposit.
How does buying pre-construction work?
You reserve a unit, pay a deposit over milestones, sign the builder’s Agreement of Purchase and Sale, and close when the home is registered, anywhere from months to a few years later. The 10-day statutory cooling-off period is your only no-penalty exit, so have a lawyer review the agreement. William coordinates all of it.
Why are there no prices on this page?
Pricing and floorplans change constantly and vary by phase, incentive, and unit. Rather than post a number that is stale by next week, William sends you the current floorplans and real pricing for any project you ask about, with his honest read on whether it is actually a good buy.
