Families and first-time buyers who want Cambridge's central location without committing to any single price point or neighbourhood character. Preston is the geographic middle of Cambridge, which makes it practical for households that need access to multiple parts of the city.

The housing stock

Older sections from the 1940s and 1960s anchor the neighbourhood, with newer development from the 1990s onward filling in the surrounding areas. Singles, semis, and towns across a wide price range — Preston has entry-point options that Cambridge's more premium neighbourhoods don't offer. It's not a uniform streetscape, which is both its strength and its limitation.

Schools

School options are consistent with a mid-market Cambridge neighbourhood. The area doesn't have the school ranking story that drives buyers to specific Waterloo suburbs, but the coverage is practical.

Getting around

Transit access is reasonable for Cambridge, and Preston's central location means the drive to any part of Cambridge is short. LRT Stage 2 is planned for the corridor, which would significantly improve regional connectivity — that's a future story, not a current one.

Parks & the outdoors

Riverside Park at the neighbourhood's edge is one of the largest parks in the region — a genuine asset that would be a headline feature in any Waterloo neighbourhood. The Speed and Grand Rivers are both accessible for trail use.

The trade-off

Preston lacks a strong identity compared to West Galt's heritage character or Hespeler's village feel. It's the practical choice rather than the distinctive one, and buyers who want neighbourhood personality may find it generic.

William's take: Preston's Riverside Park access and central Cambridge location are more valuable than the price suggests — the LRT Stage 2 story is still in front of this neighbourhood, not behind it.
