2-car basement garage: genuinely rare here. Of the eleven comparables, only 175 Silverbirch has a 2-car garage; most have one or none. A consistent top buyer ask and a real edge.
1,350 sq ft above grade sits at the larger end of the Galt bungalow pool, tied with 175 Silverbirch and larger than most (1,003 to 1,251 sq ft).

Why 170 Brackenridge is de-weighted. 170 Brackenridge sold highest at $790,000, but it is not a like-for-like comp. It was extensively renovated with a permitted 2013 addition and a full mechanical overhaul, it backs onto forested greenspace, and it sits on a larger, fully improved lot and driveway. Those are advantages 124 Maplewood does not have. Brackenridge represents the renovated, best-lot ceiling for the area; it does not predict the value of an original-condition home, so it is shown for context and is not used as a primary adjustment comp.
